All you need to know about landlords certificates

Landlords certificates (also known as gas safety certificates) are very important legal documents that all landlords need to keep up to date with. If you are a new landlord or thinking of buying property, read this handy guide that includes all you need to know about these certificates. While this does apply to homeowners, it also applies to those that own bed and breakfasts, pubs/restaurants, hotels/cottages and caravan sites. 

Annual gas safety checks are required

Every gas appliance provided by the landlord needs to be serviced every year, as well as fittings and pipework. This includes the boiler, gas ovens/stoves and gas fires. While it isn't your responsibility to check gas appliances provided by your tenants, it may be a good idea to get everything checked all the same time- better to be safe than sorry! This is the same as getting your boiler serviced every year, just on a slightly larger scale. 

Getting your landlord certificates

When all the appliances have been checked and it has been proved that they are safe and efficient, you will be given your landlord certificate. You need to keep hold of these for at least two years after they are issues, to make sure you have all relevant information if your property is checked by regulators. It is also your responsibility to make these certificates viewable to new tenants on their date or arrival- as well as to existing tenants within 28 days. 

Smoke detectors/carbon monoxide alarms

As of 2015, UK law states that smoke alarms must be fitted on every floor of living accommodation. Carbon monoxide alarms are required to be fitted wherever solid fuel is burnt; this includes coal, wood, peat, etc. As a landlord, it is good practice to make sure all alarms are fitted and functioning correctly.
